Concrete contractor in Malibu, CA - slabs built for wet winters and dry summers

Precision Calabasas Concrete is a concrete contractor based in Calabasas that pours driveways, patios, steps, retaining walls and slab foundations for homes in Malibu, with the ground and drainage prepared before any concrete goes in.

How Malibu's ground shapes a concrete job

Malibu stretches along the coast. Some homes sit on flatter ground near the water and many more are set into the hills above it, so a lot of the driveways, patios and steps we look at here climb, drop or sit on ground that was cut and filled to make room for the house. It's a short drive from our base in Calabasas, and the sloped lots remind us of the ones we work on in Topanga.

Water decides most of the plan. Winters here are cool and wet, summers are long and dry, and the city's building department plans for rain coming down at 2 inches an hour, so on a sloped lot we work out where the runoff goes before we talk about finishes. A slab that tilts toward the house, or lets water wash out the dirt under its edge, is the failure we build to avoid.

What we build on Malibu properties

What a Malibu concrete job goes through before we pour

In Malibu, the city decides whether your job needs a permit, and its Building Safety office takes requests for building and excavation permits through the city's online portal. Some projects need Planning approval before they go to Building Safety for plan check, so on those jobs the city's review sets the start date more than our crew does. We're fully licensed and insured. Before we start, I check with the city on what your address and your job call for, then work through it with you. Price moves with the size of the area, how much old concrete comes out, how deep we dig for a solid base, how much steel and drainage the lot needs and the finish you pick. Rain moves the calendar too, and so does curing, the days concrete needs to gain strength before it takes weight. You'll be walking on a new patio well before you're driving on a new driveway, and your own figure comes from the estimate I write after looking at your property.

Getting a concrete truck to a Malibu house usually means Pacific Coast Highway or a winding canyon road, so we plan deliveries around traffic, because concrete that sits too long in the drum is harder to finish. Some driveways are too steep or tight for the truck to reach the forms, and a pump adds to the price, so I'll tell you at the estimate if your lot needs one. We do the same kind of hillside and flat-lot work in Moorpark and Agoura Hills.

  • If your project goes to plan check, sending it to any outside agencies, such as the Los Angeles County Fire Department, is up to the applicant, so we sort out early who's handling that.
  • Work done without a required permit or Planning approval gets a Stop Work Order, and carrying on after one is a misdemeanor, so the paperwork gets settled before anyone digs.
  • Those long, dry summers are why we pour early in the day, because a top that dries too fast in afternoon heat turns weak and dusty later.
  • We dig out and pack the subgrade, the ground the slab sits on, instead of raking dirt level, because a slab only stays put as long as what's under it does.
  • We cut control joints as soon as the slab can take the saw, so the cracks concrete makes follow our lines and not a path nobody chose.

Malibu concrete questions we hear

Do I need a permit to pour a new concrete driveway or patio in Malibu?

The City of Malibu decides that for your address, so the answer for your job comes from the city, not from us. The city says cosmetic upgrades like paint and floor tile need no permit. New concrete usually means digging, though, and excavation is one of the permits Building Safety handles. Building Safety and Planning take those questions at 310-456-2489, ext. 484, and we check with them before we start and go through whatever they ask for with you.

Does a shed slab or fence in Malibu need city approval?

Yes. A fence six feet or under or a storage shed 120 square feet or under can skip the building permit, but the city still wants Planning Department approval for it. A fence that serves as a pool, spa or hot tub barrier doesn't get that break, and sheds have other size limits, so we pour the footings or the slab once the approval is in hand.

Will my new concrete patio or driveway crack like the old one?

Concrete can still crack, but a slab on a dug-out, packed base with its joints cut on time usually cracks along the lines we chose and stays level, and that base is usually what went wrong with the old one. If the budget gets tight, the base is the last thing I'd cut, because you can redo a finish later but you can't fix the ground under a slab without tearing it out.
