Concrete Contractor in Agoura Hills - Slabs Built for Hillside Lots

Precision Calabasas Concrete is a concrete contractor based in Calabasas, CA. We pour driveways, patios, steps, retaining walls and slab foundations for homes in Agoura Hills, starting with the ground underneath.

What we see on Agoura Hills jobs

Agoura Hills is mostly homes, with the shops and offices along the freeway and the neighborhoods climbing into the hills on either side. A lot of the driveways and patios we're called out to have been down for decades, and it's much the same right next door in Oak Park.

Most of what we're called out for here comes back to the ground. A sloped yard sends water across the slab and under its edges, and fill dirt on a cut hillside lot can keep settling for years. That's how an old driveway ends up sunk at one corner, or a patio tips back toward the house. On an Agoura Hills visit I spend more time looking at the ground and where the water goes than at the old concrete.

Concrete work we do in Agoura Hills

Working in Agoura Hills, from permits to the pour

Whether your concrete job needs a permit is up to the city or the county, not us. The local government here is the City of Agoura Hills. Before we start, I check with the office that covers your address and work through whatever they ask for with you. If they want a permit, your start date waits on it. While you're checking that, check your contractor too. The California Contractors State License Board licenses contractors in the state. A city business license here lasts one year from the day it's issued and has to be renewed before then, so ask whoever you hire to show you a current one. We're fully licensed and insured.

Most of the price here is set by what's under and around the slab. It depends on how much old concrete comes out, how much bad ground we replace, and how much steel goes in. It also depends on whether a truck can reach the forms, or whether we need a pump for a steep drive or a tight road up in the hills. The finish moves it too. A broom finish, the light texture that keeps a slab from getting slick, costs less than stamped or colored work. The schedule turns on the permit answer, the tear-out and the curing, the days new concrete needs to gain strength before you can walk or drive on it. When I come out, I'll write up your number and walk you through it. We do the same work in Westlake Village and back home in Calabasas, so lots like these are familiar ground.

  • We dig out soft dirt and pack the subgrade, the ground the slab sits on, instead of raking it level. A slab poured on loose fill settles right along with it.
  • If the budget's tight, I'd rather you pick a plainer finish than skimp on the base. You can redo a surface later, but you can't fix what's under it without tearing the slab out.
  • Before the forms go in, we check where the water runs off your slope and set the slab to fall away from the house. That keeps rain from ending up against your foundation.
  • Concrete cracks, so we cut control joints, shallow grooves that give it a place to crack, soon after the pour. That way the cracks land in straight lines where we chose, not across the middle of your patio.
  • On hillside walls and driveways that carry a car, we set rebar, steel bars tied into a grid, so the concrete holds together if the ground under it shifts.

Questions Agoura Hills homeowners ask us

Do I need a licensed contractor for a concrete driveway or patio in Agoura Hills?

In California, the state licensing board requires a license when a job needs a building permit, uses any extra workers, or totals $1,000 or more in labor and materials. A bigger job can't be split into smaller pieces to get under that line. We're fully licensed and insured, so that part's covered before I write your estimate.

Does my home addition in Agoura Hills need fire sprinklers?

It does if the addition adds 50 percent or more of your existing floor area within any 12-month period, and the attached garage counts toward that. The city's fire code also calls for automatic sprinklers in every newly built building. Detached private garages, sheds and agricultural buildings under 1,000 square feet that sit at least six feet from other structures are exempt. Sprinklers aren't our trade, so if we're pouring the slab or footings for your addition, settle that with your builder before we form anything.

Can I cancel a home improvement contract by email in California?

Yes. The state licensing board's law book summarizes a bill that lets you cancel a home improvement contract by email and requires the contract to include the contractor's email address. Ours is hi@calabasasconcrete.com. I'd rather you send me a question there before you sign than wonder about it afterward.
